SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS :

I, ESTRELLA R. MOSELEY, of legal age, , Filipino and a resident of

Phase 2, Blk. 5, Lot 10, Woodside Subdn., Brgy. Paradahan 1, Tanza, Cavite do
hereby NAME, CONSTITUTE and APPOINT RIZA N. REYES and MARSCEL J.
JAVINAR, borth of legal age, Filipino, with residence address at No. 2464 M.
Dela Cruz, Pasay City to be my true and lawful attorney-in-fact, and on my behalf
to do and execute all or any of the following acts deeds and things to wit:

1. To represent in my behalf in the processing of documents of Transfer

Certificate of Title No. 057- 2018051681 under the name of KIRBY M. BRIONES
married to CHARMAINE T. BRIONES situated at Phase A, Blk. 9, Lot 45, Pearl
Residence, Tanza Cavite, which I acquired through Deed of Sale with
Assumption of Mortgage executed on January 25, 2022 to any concerned
agencies of the government of the Republic of the Philippines;

2. To represent, execute, pay the fees required, sign any and all the
documents and papers as well as claim/receive for and in my behalf said
documents from the concerned agencies or offices in the Philippines as well as to
do any and all acts in order to accomplish the afore-stated acts and deeds;
3. To pay any and all unpaid or accrued property taxes including such capital
gains and documentary stamp taxes necessary to effect the registration of the
transfer of title of the said property;
4. Make improvements/ renovations thereon in the aforestated property if
necessary.

HEREBY GIVING AND GRANTING unto said Attorney-in-Fact full power and
authority to do and perform all and every act and deed whatsoever requisite and
necessary to be done in and about the premises , as fully as to all intents and
purposes as I may could lawfully do it personally present with all the power of
substitution or revocation and hereby RATIFYING and CONFIRMING all that my
Attorney-In Fact or his/her substitute can lawfully do or cause to be done by
virtue thereof.
