It is hereby mutually agreed between the parties that the present Fixed Term
Agreement shall come into effect from 01/03/2023 till 31/01/2024 for a period of 11
(eleven) months. However, the Leave and License Agreement may be renewed for an
additional period upon mutually agreeable terms by both the parties. There will be
a lock-in period of 6 months from the date of commencement of this agreement (i.e.,
from 1" March 2023 to 31" May 2023).
It is hereby mutually agreed between the parties that the premises shall be used
for residential purposes only and the Licensee shall not change the usage without
the permission of Licensor in writing.
It is hereby mutually agreed between the parties that it is three-bedroom apartment
and only family members of the Licensee shall be allowed to live at the apartment
at any point in time during the duration of this agreement.
It is hereby mutually agreed between the parties that the Licensee shall not assign
or sublet his rights with respect to the Licensed premises to any other
person.

It is hereby mutually agreed between the parties that the Licensor shall keep all
external aspects of the property free from water leakage and dampness, and internal
electrical conduit wiring and water pipe lines in a good state of repair. That the
Licensee shall not cause any damage, make any material/physical alteration/ changes
to the licensed premises including painting of walls and furniture etc. without the
permission of Licensor and shall make use of the licensed premises for the purpose
of residing only and keep the premises clean and tidy at all times. In case of any
damage found or created the Licensee shall be liable to pay compensation to the
Licensor. The day-to-day maintenance and repairs of the Furniture/ Furnishings,
Electronics/ Electricals, Kitchen Utilities etc. provided shall be that of the
Licensee and made good at their cost and expense.
