A. Access Service to Restaurant
Re -arrange layout service circulationn from BOH to specialty restaurant through the administration office. Ara to re-allocate the Eureka to a better position that where there isn't a main colomn structure in the middle of the room. Eureka meeting room to follow Accor standards and to receive daylight. Size of Eureka has been expressed in Hotel Space Program but will noa be increased due to the new Accor requirement to 60sqm.

Pre -function to be closed with sliding panel door/movable panels. A/c to be provided in pre-function area- due to high rate of humidity in the area. Interior to make double door to access Ballroom from BOH. Recommended by Operator to have two set of doors for In and O ut coming and going to the main kitchen. Please provide special finish and spec on Ballroom ceiling. (for QS information) Control Room needs to be overlooking the ballroom. CCTV to be located in function room 1 and 2 to control lighting and video from the control room.

Treat design for staircase- may restudy the C. Staircase access from form. Accor has decided to keep the Ballroom to B1 staircase access from Meeting rooms to B1 for circulation reasons. D. Emergency Staircase (next to Luggage and reception) Treat the design of the emergency staircase. We could not relocate emergency staircase as requested by Antoine because we discovered that the staircase area could not be replaced with another room as it does not have a window. And by switching the location of the staircase we will lose 4 standard rooms. Accor to respond. ACCOR recommended to have O utdoor area and Indoor Area even in order to avoid hazardous steps. The idea is to get a proposal from ARA of a designed gentle slope such us what has been done in Marina Sand in Singapore. AC to be installed in the indoor dining area, and ceiling fan to be installed in the Outdoor area To install movable windows to separate indoor and outdoor dining area (Pivot or sliding doors?). To give flexibility to leave the all day dining area as an opened air space. Outdoor area to be treated to face heavy rain. May use shutters, etc. PTI to work on a few options. PTI to show elevation images of all day dining area to pool area. PTI to indicate on a section whether the guests located in the indoor area can view the pool.

ARA requested for C&S design the dimension, form, and shape of column in the entire property especially in the lobby and all day dining to be as standardized and uniform as possible. Outdoor area to include outdoor planter seats as seen in the W Hotel. Request by Developer.

ACCOR indicated the need for 4- 6 individual treatment rooms with shower and wash basin. All single, but one can be connected to another room. Toilet to be provided in SPA but not in the individual rooms. Need to provide access from the BOH. Simplify design with less water area but still include some water features. M&E to design the drainage network well in order to drain the water swiftly from the heavy rain. The drainage pipes in this area must be very large to absorb rain water efficiently. M&E to provide and submit technical guestroom shaft layout to Accor for review. All pipes to get indication of the purpose (grey water, soiled water, exhaust, etc) . Fire damper to be provided. Elevation to be provided to Accor in order to check the dimension of the Shaft's door.

2 exhaust of the adjoining to bathroom to be connected to the same Vertical Exhaust pipe with 20cm min difference to avoid Acoustic Transmission. QS to study price difference between using automatic blinds or manual blinds for glass bathroom between the shower and room. Antoine suggests using automatic blinds for Premier Floor and manual for other floors. Air circulation system to be installed in CORRIDORS, not AC. Fresh Air Blower has been agreed in the Corrider even if open air corridor as the opening isn't wide enough t provide ventilation. S t h to id til ti System i is called AHU. Wooden floor- Accor suggests using a lighter tone of wood for the floor. Maybe one shade lighter. Chair- Accor would like to see another option for the chair. But, it has already been decided previously by Nuch and developer that this table will be used as a dining table/working table. Accor prefers not to have a rough wood material at the edge of the mirror. May replace with a wooden edge that is a bit more slim and light. ARA to provide another option to help with decision making process. PTI to send the fixed number of sqm for BOH layout to Antoine and Antoine to give approval by ACCOR.

Developer to set up meeting with Willis the Architect for the Wedding Chapel. g p Chapel to include a pantry of approximately 15sqm Chapel operationally will use only buggy. Please provide section drawing for Public area to use as technical evaluation and coordination between all consultants. All M&E areas such as the laundry room, preparation kitchen, main kitchen to be recessed at 20cm min in order to allow any changes that may occur during the construction phase. Accor to provide ratio of king/twin/connecting rooms/suites. Accor is alright with the overall direction of ID for the public are, may just need to adjust the tone/color and materiality.

Element To treat the bus parking area which is currently in line with entrance access to residences. Can we move somehow or treat the design so that it is not too obstrusive for residence owners. QS to come up with budget for roof garden. Developer to make decision on including or not. Developer to consider the maintanence and technical support regarding garden or landscape feature on roof top area. Too avoid too many water features as it may become a maintenance issue No column for the floating edge floor on the restaurant. It will be cantilever structure. Accor suggests not to use water slide because of maintanence and risk safety issues that may arise. Developer is still keen. Need to make a decision to move forward or not. QS to come up with waterslide cost.
