1. That the TENANT shall utilize these aid premises for Living purposes only
and shall not allow
any other members and shall not use for same for any other business therein
or any offensive or objectionable purpose.
2. That the TENANT shall upkeep and maintain the premises in good tenantable
condition including minor repairs and will also allow the OWNER or his agent
to inspect the premises at any reasonable time.
3. That the TENANT shall make good to the damages caused to structures,
fittings and fixtures at the satisfaction of the OWNER during the lease period
without the prejudice.
4. The TENANT has paid this day a sum of 80000/- (rupees Eighty thousand
only) as his deposit money and this amount will be retained by the OWNER
till the time of TENANT vacates and delivers the House. The amount will be
paid to the TENANT at the time of vacation and possession after deduction
for any dues or damages and will bear no interest of any sort.
5. The TENANT can stay for 11 months as agreement and if he wishes to
continue further he has to take permission from the OWNER on the renewal
of this agreement.
6. In case the TENANT desire to continue for more than 11 months the
TENANT ha to pay an additional amount of rent at 5% increase on the
prevailing rent.
7. The TENANT shall pay one month rent towards painting, cleaning and
building maintenance charges while vacating the scheduling premises.
8. In case the OWNER want to vacate the TENANT he will have to give one
month prior notice for the same and in case the TENANT wants to leave
premises the same one month prior notice should be given to the OWNER.
9. Both the parties have agreed to sign the agreement and accepting the
correctness thereof.

SCHEDULE
Two Bedroom, One Hall, One Kitchen and Two Bathrooms, house in 1 st Floor,
Fittings are 3 Fans, 3 Tubes.
