SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

That I, GABRIEL MADDOX, of legal age, Filipino citizen, single and a resident of Brgy.
Pamorangon, Daet, Camarines Norte, do to hereby NAME, CONSTITUTE AND APPOINT
MICHAELA PRATT, also of legal age, married, and a resident of Brgy. Pamorangon, Daet,
Camarines Norte, to be my true and lawful attorney-in-fact, for us and in our name, place and
stead, and for my own use and benefit, to do and perform all or any of the following acts and
things, namely:

1. To represent me before the DAR, BIR, Provincial Assessor and Provincial


Treasurer in connection with the processing and transfer of title in my name on
the property I purchased from Liza Q. Amagna covered by OCT No. P-14425
situated at Pamorangon, Daet, Camarines Norte;

2. To pay any sum or amount requisite for the registration of the Deed of Absolute
Sale with the Register of Deeds such as Capital Gains and Documentary Stamp
Taxes at the BIR; and the Transfer Taxes at the Provincial Treasurer;

3. To receive all necessary documents requisite for the registration of the Deed of
Absolute Sale such as BIR-CAR and the DAR Certification;

4. And to generally do and perform all and every acts which may be requisite,
necessary or proper to carry out the above purposes.

HEREBY GIVING AND GRANTING unto said attorney-in-fact full power and
authority to do and perform every act and thing whatsoever requisite and necessary to
be done in and about the premises, as fully to all intents and purposes as I might or
could do if personally present, hereby ratifying and confirming all that my said attorney
shall lawfully do or cause to be done by virtue of these presents.
