SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

That I, EVANGELINE TEBAN, of legal age, single, Filipino citizen, and a resident of
Gerona, Tarlac, do hereby NAME, APPOINT and CONSTITUTE, MARILOU B. MAGAOAY,
of legal age, Filipino, and a resident of Purok, Masipag. Matayumcab Gerona Tarlac, to be my
true and lawful ATTORNEY-IN-FACT for me in and my name, place and stead to do and
perform the following act and things, to wit:

1. To represent me before the Land Bank of the Philippines, Bureau of Internal Revenue (BIR),
Registry of Deeds (ROD), Department of Agrarian Reform (DAR), National Irrigation
Administration (NIA) Provincial Assessor, Provincial Treasurer, Municipal Assessor and
Municipal Treasurer, Local Civil Registral (LCR) in connection with the processing and
transfer of title, under and covered by Transfer Certificate of Title No. 365067 situated in
San Rafael, Tarlac, Tarlac;

2. To pay get, apply, verify my tin number and pay any sum or amount requisite for the
registration of the said title relative to the transfer of ownership;

3. To get, receive, claim all necessary documents requisite for the registration of the said titles;

4. And to generally do and perform all and every acts which may be requisite, necessary or
proper to carry out the above purposes.

HEREBY GIVING and GRANTING unto our said Attorney-in-fact full power
and authority to do whatever necessary act and things to be done in and about the
premises as fully to all intents and purposes as I might or could do if personally
present, and hereby RATIFYING and CONFIRMING all that our said Attorney-in-
fact shall lawfully do or cause to be done by virtue of these presents.
