BACK GROUND

M/s. Manyata Promoters Private Limited (MPPL) has proposed to


construct “Manyata Tech Park & Township” (now Known as Embassy
Manyata Business Park) (Mixed Development Project) in the year 2006 at
Rachenahalli, Dasarahalli and Thanisandra Villages of K R Puram Hobli,
Bengaluru East and Nagawara Village, Kasaba Hobli, Bengaluru North,
Bengaluru, Karnataka State.

The project proponent had obtained the Environmental Clearance (EC) for
implementing the project on a plot area of 300 acres, comprising of
Residential plots, Group housing, Commercial and IT park vide order No.
21-86/2006-IA.III, dated 2nd August,2006. The Project is being jointly
developed with Embassy Group.

Further MPPL has applied and obtained the modified Environmental


Clearance for implementing Commercial, Residential, IT Park, Group
Housing and Hotel (300 Rooms) on a plot area of 359.11 Acres with a total
built-up area of 35,01,009.60 Sq.m. vide SEIAA letter No. 30:CON:2009,
dated 10th June 2010.

As per the Environmental Clearance issued on 10.06.2010, the Project was


approved for a BUA of 35,01,009.60 Sq.m spread over an area of 359.11
acres of land.

Out of the 359.11 acres land, 126 acres 13.5 Guntas ( 126.337 acres) was
allotted by Karnataka Industrial Area Development Board (KIADB).
Additionally about 19 acres 24 guntas (19.60 Acres) of land was acquired
privately by the MPPL, totalling to 145.937 acres for development of
Commercial/IT/Hotel/Retail etc (Sector A).

Land parcel to an extent of 83.77 acres is also acquired by MPPL privately


for Plotted development (Residential) as per the Approval of BDA (Sector B).

An extent of 129.40 Acres of Private Lands (Sector C, Sector D and part of


Sector A) could not be acquired by MPPL.

The built-up area of the Mixed-Use Development as approved in the


Environment Clearance and as constructed is given below:

The earlier estimated Project Cost in 2010 was Rs 5,535 Crores for
construction of the Project in 359.11 Acres and BUA of 35,01,009.60 sq.m.
Till date an amount of Rs 3,430.55 Crores was incurred towards the
development of 229.707 Acres (Sector A & B) and construction of
16,30,659.17 sq.m was completed in the Sector A of the Project.

THE PRESENT PROPOSAL

The present proposal is for construction of additional Built up area of


8,99,239 Sq.m within the overall area of 145.94 Ac for IT,ITES Park,
Offices, Commercial, Retail & Star Hotels at Rachenahalli and Thanisandra
Villages of K R Puram Hobli, Bengaluru East and Nagawara Village, Kasaba
Hobli, Bengaluru North, Bengaluru, Karnataka State.

The earlier estimated Project Cost in 2010 was Rs 5,535 Crores for
construction of the Project in 359.11 Acres and BUA of 35,01,009.60 Sq.M.
Till date an amount of Rs 3,430.55 Crores was incurred towards the
development of 229.707 Acres (Sector A & B) and construction of
16,30,659.17 Sq.M was completed in the Sector A of the Project.

The estimated capital investment for the proposed modification and


expansion in Sector-A of the Project (BUA of 8,99,239.00 Sq.m) is INR
2,248 Crores considering the current prices. Thus the Project Cost for the
MTP&T Project post expansion would be about Rs. 5,678.55 Crores i.e an
incremental increase of about Rs 143.55 Crores compared to the original
Project cost of Rs 5,535 Crores.

The Salient Features of the proposed Expansion Project is as below:

A. WATER REQUIREMENT

Total water requirement = 3,879 KLD


STP Design (Total capacity) = 3,356 KLD (Will be provided in Modules for
each Block)

B. POWER REQUIREMENT

From Grid = 71.30 MVA.


DG sets = About 58 DG Sets of a total capacity of about 95,260
KVA (DG sets capacities ranging from 750 KVA to 2000 KVA).

C. PARKING DETAILS

D. ESTIMATED COST OF PROJECT : 2,248 Crores
