1. John Doe Industries owns and operates multiple apartment complexes is Phoenix
Arizona. Given the state of some of the older units, John Doe Industries is
releasing multiple projects which consist of remodeling homes and retrofitting
existing utilities.
2. The project work has been divided into multiple packages which may include the
following:
a. Obtaining all needed permits and conducting all initial/closeout
inspections.
b. Purchasing of equipment and material.
c. Installation of Owner furnished material.
d. Equipment purchases and installation.
Phases or Timeline
1. The project is composed of multiple phases as follows:
a. Phase 1 (1/2/22 – 3/1/22) – Request for building/city permits and initial
inspections.
b. Phase 2 (3/1/22 – 3/31/22) – Civil construction the parking lot and parking
garage.
c. Phase 3 (6/1/22 – 8/1/22) – Structural construction of steel framing for the
parking garage.
d. Phase 4 (8/1/22 – 9/1/22) – Architectural construction, install new
stairways and exit signage.
e. Phase 5 9/1/22 – 11/1/22) – Deinstall and demo old home furnishings.
f. Phase 6 (11/1/22- 12/1/22) – Install new furnishings.
g. Phase 7 (12/1/22 – 1/2/23) – Final inspection and closeout.

Impact if assumption is incorrect: Construction will be delayed, and schedule will be pushed.
Assumption: Owner is responsible for providing a Geotech for all groundwork.
Impact if assumption is incorrect: Geotech will add cost to the project and schedule may be
delayed.
Assumption: Owner is responsible for providing a list of preferred subcontractors
Impact if assumption is incorrect: Contractor will provide their own subcontractors. Bidding out
new contractor may cause the schedule to be pushed and additional cost.
