Housing rents exactly compensate for commuting costs to work.
Rents at the locations closer to the city center rise

Different factors may explain how the urban housing and land rents
grow but the growth of a city’s population is the most important.
As population grows, the city expands, driving locational rents
upward.
Meanwhile, the capital market considers the expected future growth
of rental income to determine capitalization rate.
