SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

We, VIRGINIA DURRANT, ANGELINA GROOBY and MAMERTO M.

CORONEL, all of legal ages, Filipino citizens, and with residence and postal address at Las
Piṅas City and Santa Cruz, Laguna, have made constituted and appointed and by these
presents do hereby CONSTITUTE, NAME and APPOINT our sibling, NEBRANDY T.
CLEMENTE, of legal age, Filipino citizen, and resident of 149 Garrovillas St., Balante,
San Jose, Morong, Rizal, to be our true and Attorney-in-Fact, for us and in our name, place,
and stead to do and perform any or all the following acts and things to wit:

a. To sell, transfer, assign, and dispose the certain parcel of land covered by
TRANSFER CERTIFICATE OF TITLE NO. M-37522 and Tax Declaration
No. 06-0010-00863 situated at Sampaloc St., Brgy. Looc, Cardona, Rizal and
containing an area of Two Thousand Three Hundred Twenty Nine (2, 329)
Square Meters;

b. To sign, execute and deliver contracts, agreements, and any legal documents
pertaining to the above-stated property;

c. To receive the proceeds of the sale, either in cash or in check, and to pay
expenses for capital gains tax, real property tax, and any and all such expenses
that may be agreed upon between the buyer;

d. To represent us before the Bureau of Internal Revenue, Register of Deeds,

Assessor's and Treasurer's Office of appropriate local government units, and any
and all government offices or agencies, in order to process, execute, pay relevant
taxes and fees, and/or give effect to the foregoing authority;

e. To do such any other act or thing that may be required necessary or incidental to
carry out effectively any and all of the purposes for which this authority is
hereby given.

HEREBY GIVING AND GRANTING unto our said representative full power and authority
to execute and perform every act necessary to render effective the said power as though ourselves
have so performed it, and hereby approving all that they may do by virtue hereof with full right and
substitution and revocation of this instrument.
