I hope you and your family are well.

I was literally thinking to myself yesterday, we have not heard anything from the tenant lately, only
to arrive this morning to find the email below in italics. I have told them that I am in receipt of their
email and that I will forward it to you for your consideration.

If you are agree to their request, that will finalise the matter. If you do not agree to the
compensation they have rquested, then they may lodge a Form 16 Dispute Resolution through the
RTA. With conciliation, both parties (agent and tenant) have a conference call with the mediator
from the RTA and discuss the issue at hand. If agreement is not reached at conciliation, then all
offers are off the table and it may then proceed to QCAT (worse case scenario).

In terms of the outstanding issues, I note an urgent work order has been issued for the leaking air
conditioner. I have also followed up with Adam the tiler who said he will be in touch.

I have been at Mum's recently and they do seem to be looking after the property nicely.

Hello Rachel,
After residing at 17 Cook Close for two months we are formally requesting one week free rent.
Reason for request is the house required a lot of time and organisation on our part to get the house
functional and liveable. We have had tradesman attend the property every week since moving in and
the first week of February we had a trade person here everyday.
Examples:
- Delayed move in date as clean not done to bond clean standard and meeting with cleaner to
organization additional cleaning required. After move in we were required to clean walls, ceiling and
curtains.
- No oven (8 weeks)
- Living room air-condtioner not able to be used for long periods of time due to noise. (6weeks)
- Kitchen air conditioner not able to be used for long periods of time due to water leaking 2 weeks
(on-going)
- Carpet replacement was very disruptive and took hours to move personal belongings around to
allow new carpet to be laid.
- Yard - grass was dead and has required considerable time and product to regrown. The ongoing
removal of rubbish throughout the yard is unacceptable.
There have also been many other things brought to the attention of the owners that have not been
actioned which we have accepted.
Whilst we are not actively looking to move, we also accept the offer of breaking lease without
recourse when the time comes for us to relocate.

Hi Rachel,
Sorry for the string of emails this morning. I have rang Anderson's and they will be in touch
with Ray white about how to access the property etc. I have asked them to measure up all
four bedrooms.

As for the skirting, ill need to try and figure out who can attend and just get them to replace
all the skirting board in that room.

Will ring Andersons when they open. Is it a possibile to get a measure and quote? Guessing
they will need an entry notice to go in? Will find out when they can quote and get back to you

Hi Rachel,
More than happy to rectify mould as previous email. The stains on the carpet are from our
wooden bed posts. Only seen when we moved the bed. Could see if anyone could attempt
to remove the stain with a treatment, otherwise I have some left over carpet from when
andersons installed it for us we could patch it with?

Hi Jasmine

Just wanted to provide you with a brief update.

Merlin has agreed to attend the property tomorrow and rectify the list of items that need attention.
There is still the issue of the carpets and the mould. I have attached a few photos for you. I am not
sure that re-cleaning the carpets in the main bedroom would make any difference, but other areas
could certainly benefit from additional cleaning. Merlin said her carpet machine has limitations and
that there was significant water damage to the carpets.

The tenants should be sending through a list of maintenance items this evening that require
attention and I will be in touch with any relevant updates.

Obviously, I do not want to be constantly bothering you but the tenant has been quite distressed
(moving is a stressful time anyway) and we obviously want to do all we can to placate them in a
situation like this, provided their requests are reasonable.
I hope you are settling in well and enjoying your new job.
I am sure we will touch base soon.

Im at work today. I tried calling you while on my tea break but you were on another call. Ill call again
on my lunch break. What is the tenant not happy with in regards to cleaning? Is it reasonable? I'm
with Merlin on this one at the moment as I've seen photos and Jason said it looked great when he
went in last night to put the cleats up. Merlin also re-attended based on what you flagged so it
should be ok right???
I am unaware of any mould but of course more than happy to rectify if it exists. That is no problem
at all.
The carpets I will wait and see what the issue is. If its not a health or safety risk then no carpets will
be replaced if that is what she alluding to.

Good morning Jasmine

The tenant collected keys yesterday afternoon. She has called multiple times since entering the
property, firstly regarding the cleaning not being to standard.

She has sent me a list of problem areas which I have forwarded to the cleaner Merlin. I have copied
Merlin's response below in italics for your information. Merlin refuses to re-attend. Jasmine, we
need to get a cleaner in there immediately to rectify these issues. I can ring around for you and try to
source a contractor. It needs to be done before they start moving their belongings in.

I done this morning the list you send me for Re Clean .And I done extra clean that was not on the List
-gurney again the Patio even also the Hole in Garage that got Screen I removed the dead Rat and
Frog.I am coming back to re clean only once .
My apology but I cannot keep coming back for New List
You seen your self how filthy the house, so I am proud of how we cleaned that house.We done our
best on cleaning that house and even our Carpet Cleaning Machine got limitations on cleaning so
that was the best we can do on those Carpets.

She has also alluded to some serious concerns regarding maintenance at the property including
mould and the carpet in the property. Her husband is due home tonight from work and she wants
him to inspect these items before providing these concerns in writing. As soon as I have this list, I will
send it through to you.
