DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:

JUNRAY S. CANTILANG of legal age, Filipino, single and with

residence and postal address at Abuyog, Leyte, Philippines, hereinafter
referred to as the SELLER/VENDOR;

-AND-

ROSALINDA EMBALSADO SEDAYA and ELISA SEDAYA TOLEDO

both of legal age, Filipinos, and resident of Isabel, Leyte, Philippines,
hereinafter referred to as the BUYERS/VENDEES;

W I T N E S S E T H:

WHEREAS, the SELLER/VENDOR is the lawful owner of a certain

parcel of land by virtue of DEED OF ABSOLUTE SALE entered into the
notarial register of Atty. Erwin V. Belleza under Doc. No. 476; Page No. 97;
Book No. 26; Series of 2018 covered by TD No. 08-01047-00113 under the
name of the HRS. of SOCORRO ROJAS situated at Parasanon, Abuyog, Leyte,
Philippines containing an area of 1.500 hectares more or less and more
particularly described as follows:

“Whole Portion”

“A parcel of agricultural land declared under the name of

the Heirs of Socorro Rojas under TD No. 08-01047-00113
situated in Parasanon, Abuyog, Leyte containing an area of
1.500 hectares with boundaries: North: Socorro Rojas,
Maitum Creek; South: Susana Palira; East Angeles
Sarsaba, Esco Cainto; West: Maitum Creek.

Portion sold: Only Thirteen Thousand One Hundred Twenty Five

(13,125) square meters more or less is subject of this
instrument.

NOW THEREFORE, for and in consideration of the sum of Two

Hundred Twenty Five Thousand Pesos (P 225,000.00) Philippine
Currency, the SELLER DO HEREBY SELL, TRANSFER, and CONVEY by
way of Absolute Sale unto the said BUYERS/VENDEES a total of Thirteen
Thousand One Hundred Twenty Five (13,125) square meters more or
less, their heirs and assigns, the certain portion of a parcel of land together
with all the improvements found thereon, free from all liens and
encumbrance of whatever nature including real taxes as of the date of this
sale.

vendor with his competent evidence of identity indicated below his name,

acknowledge to have received the sum of Two Hundred Twenty Five
Thousand Pesos (P 225,000.00) Philippine Currency from ROSALINDA
EMBALSADO SEDAYA and ELISA SEDAYA TOLEDO both of legal age,
Filipinos, and resident of Isabel, Leyte, Philippines as full payment of a
portion of a parcel of land covered by covered by TD No. 08-01047-00113
situated in Parasanon, Abuyog, Leyte with a total area of Thirteen
Thousand One Hundred Twenty Five (13,125) square meters more or
less.
