DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale, made and executed by and between:

RAMONCITO AGSALUD, of legal age, Filipino, married to YOLANDA


GUIEB and a resident Of Carmen West, Rosales, Pangasinan and hereinafter
referred to as the “VENDOR”;

-and-

EDUARDO M. GETUEZA, LEO M. GETUEZA, both single and NADIA M.


GETUEZA, married to LAURENCE P. MARQUEZ, all of legal age, Filipinos and
residents of Carmen West, Rosales, Pangasinan and hereinafter collectively
referred to as “VENDEE”.

WITNESSETH:

WHEREAS, the VENDOR is the registered owner of a parcel of land situated in Bo. of
Carmen, Municipality of Rosales, Province of Pangasinan and covered by Transfer Certificate of
Title No. T-46148 of the Registry of Deeds for the Province of Pangasinan, and more particularly
describes as follows:

A parcel of land (Lot 3-B-4-C-1, Psd-01-028355, being a


portion of Lot 3-B-4-C, Psd-128913, L.R.C. Cad Rec. No.) situated
in the Bo. of Carmen, Municipality of Rosales, Province of
Pangasinan, Island of Luzon. Bounded on the NW., along line 3-4
by road (4.00 m. wide); and on the NE., & SW., along lines 4-5-1
by Lot 3-B-C-2 of the subd. Plan; on the SW., along line 1-2 by Lot
3-B-3 (LRC) Psd-12262; along line 2-3 by Lot 3-A (LRC) Psd-58255.
Beginning at a point marked “1” of Lot 3-B-C-1, on plan,
being N. 64 deg., 42’E., 1537.13 m. from B.L.L.M. No. 1, Sto.
Tomas, Pangasinan, thence

Beginning; containing an area of NINETY EIGHT (98) square


meters, more or less.

WHEREAS, the VENDOR has agreed to sell and the VENDEE has agreed to buy the
above-described parcel of land.

WHEREAS, the VENDOR is the true and absolute owner having acquired the same
through legal mode, and, therefore, has the absolute right to dispose of the same in favor of
the herein VENDEE, free from lien or encumbrances whatsoever, and shall defend the rights of
the VENDEE from any and all claims that may arise by virtue of this sale.

WHEREAS, all adjoining owners and possible redemptioner has been notified thirty (30)
days prior to this sale but none signified interest to acquire the same, hence, this sale.

NOW, THEREFORE, for and in consideration of the sum of ONE HUNDRED NINETY SIX
THOUSAND PESOS (Php 196,000.00), Philippine Currency, in hand paid by the VENDEE to the
VENDOR, in full and to the satisfaction of the VENDOR, the VENDOR does by these presents
sell, transfer and convey to the VENDEE, its successors and assigns, the above-described parcel
of land.
