DETAILS OF INSPECTION

1. DATE OF INSPECTION : 10th December, 2021.


2. LOCATION
The subject property is situated at the heart of the Central Business
District, at the Junction of the Highway and Mmbelwa Road, opposite
MPICO House in the City of Mzuzu, Northern Region of Malawi.
3. SITE
a) Size : Approximately 0.0450 of a hectare of
Land.

b) Shape : Rectangular.

c) Topography : The land is well surfaced and it is


well drained.

d) Site works : The surroundings have well maintained


Grass gardens and flowering shrubs.
There are ground level storm water
drains and the property is enclosed
with a chain-link fence on one side of
the plot perimeter.

e) Access : Tarmac main road

a. Electricity : Mains supply (ESCOM).
b. Water : Mains supply (NRWB).
c. Sewerage System : Private Septic tank.

2. THE BUILDINGS

The Shop.
Accommodation comprises of two spacious show rooms used as shops. Each
shop has a toilet with hand basin. The rooms have been partitioned with timber
and plywood cladding according to the need and specifications of business.

a) Roof : IBR roofing sheets resting on steel

fitted roof tiles for added insulation.

b) Walls : Special engineering bricks, bonded with


Cement mortar, plastered and painted on the
remainder parts of the walls, brick pointing as
general external finishes.

fitted in
steel casements with burglar bars for
enhanced security. There are as well fitted
louvres on the upper windows fitted with
burglar bars. The side doors are hardwood
panel double doors fitted in wood frames.

d) Internal finishes : Plywood and composition board ceiling in the


the shops respectively; plastered and painted
walls and the floors have been fitted with
ceramic tiles in some parts and cement screed
floor finish on the other parts respectively.

e) Sanitary fittings : Two toilets and hand wash basins.

f) Electrical Fittings : Fluorescent tubes, pendant and fixed light


bulbs; adequate power points.

g) Defects : Peeling off of paint on the eaves. .
