SPECIFICATION

Specification for AK CONSTRUCTIONS for constructing the building as


follows. For Full contract, builder is going to procure the labor gang &
material to do the work as per the condition with client. Client has to pay
the amount then & there as per the condition made with each other.

DETAILS OF WORK:

1. FOUNDATION:

FOUNDATION AT THE DEPTH OF FIVE FEET MAX HEIGHT. SIZE OF


FOUNDATION ( 4’ X 4’ X 5’)

2. PCC:

6” thick pcc 1:5:10 to be laid using 40mm jelly above 6” thick


sand filling.

3. FOOTING:

a) For footing depth is 30cm (1’0”) with RCC 1:11/2:3 using 20mm
jelly.
For size of column and its reinforcement to be done as per
structural design (G+2).
b) In G L, connecting beam to be provided the size whichever
needed as per the structural designs.
c) Above Grade beam 0’9” BW with cm 1:6 up to 3’0” above
Natural Ground level. (This level is consider as a plinth level)

4. SUPER STRUCTURE:

a) Above plinth level, 23cm brick work with cm 1:6 up to 7’ height to


be constructed with Door & Window opening space to be
provided. At 2.13m level (7’) lintel, loft & sunshade to be
provided wherever necessary. At 3.00m (10’) level Roof slab (5”
thick) to be provided.

b) Above roof slab 90 cm height parapets to be constructed with 9”


BW. (GOOD QUALITY OF CHAMBER BRICKS TO BE USED).
5. CENTERING, CONCRETE AND REINFORCEMENT:

a) For centering work, good and stable sheets, props &


planks are to be used.
b) For reinforcement ISI, TMT, Branded steel bars are to be
used as per structural consultant approval. (The Reinforcement work,
done as per structural details)
c) For concrete 1:1.5:3 mix to be used .

6. PLASTERING WORK:

a) INSIDE: For ceiling plastering in cm 1:3 and 1:5 mix,


12mm tk with fine sand to be done with neat finishing/ sponge finishing
which ever client prepared. For walls plastering with cm 1:5,12cm tk
using fine sand with khurumal finishing after fixing the doors & windows
frames in openings.

b) OUTSIDE: Plastering in cm 1:5, 12mm tk with sponge


finishing to be done.

7. WOOD WORK:

JOINERIES
A. MAIN DOOR
Main door using good quality COUNTRY TEAK (basic rate
2000/cft) wood size frames ( 5” X 4”), Shutters are made with
necessary beading, handle, tower bolts, Lock are Brass (MAIN
DOOR FITTINGS BASE RATE 5000/). Etc.,
B. BED ROOM DOORS
Bed Room doors using good quality of skin door, COUNTRY
WOOD (basic rate 1000/cft) Frames ( 4”X3”) and Shutters are
made with flush doors (Basic rate 3000/-) using wood with
necessary handle, tower bolts, Lock are powder coated (BED
ROOM DOOR FITTINGS BASE RATE 1500/)etc.,
For shops:
Good quality shutters are provided

C. TOILET DOORS
Toilet doors using good quality water proof pvc doors with frame
(Basic rate 2000/).
D. WINDOWS
UPVC WINDOWS, SLIDING TYPE
Steel grills. For windows Grill (12mm square rod). Window sizes
mentioned in working drawing.

8. FLOORING:

Excavated earth is to be filled in the basement and after


consolidation is to be done with watering & well ramming etc.
After consolidation P: C: C 1:5:10,10cm thick to be provided.

For walls in Bath & WC 7’0” height glass tiles to be fixed. In


Kitchen 4feet height Glass tiles being fixed (cost to be rupees 35 per
sqt).

For flooring in bath & w.c Grip tiles to be provided. Remaining


House floors to be finished with vitrified tiles cost should be 50 rupees
per sft
For shops 2'*2' flooring vitrified tilesRs 45 rupees per sqft
For passage 40rs/sqft& portico 35rs/sqft flooring tiles
Main entrance steps are granite @ rate of 100rs/sqft
Staircase steps are mortar floor finish
. If any changes extra cost should be given by client.

Kitchen table top with granite aand SS sink provide.

9. ELECTRIAL WORK:
For electrical concealed pvc pipes are provide of good quality
For wiring good quality ISI wires (KUNDAN FYBROS) are to be used. For
switches like GM, GOLD MEDAL (BASIC MODEL) WITH MODULR
METAL BOX to be of good quality/standard branded materials to be
used

ELECTRICAL POINTS
For house:
Hall:
16’ X 16’: 4light points, 2 fan points, 1 TV point, 5 amps point – 8
Nos,
Bed Rooms:3 light point, 1 fan point, 5 amps point – 2 Nos, 1 AC
point
Kitchen: 3 Light point, 1 fan point, 5 amps point – 2 nos, 15 amps
point-2 nos, chimney provision, Aqua guard point – 1 No,
Bath/Toilet: 1 light point, Geyser point – 1Nos,
Ups: 1 light point, 1 fan point in halls, bed rooms, dinning and
kitchen. 1 light point in bathrooms, 1 TV point in main hall.
Two way points: 2 nos of two way points will be provided in all
bedrooms
For shops:
G.floor shops are provided with wanted electrical points
1st floor each shops are provided with 2 light point ,1 fan point,1
nos15 amps point,

10. PLUMBING WORK:

For plumbing work good and stable of branded OPEN LINE


PVC/ CONCELED LINE UPVC AND CPVC pipes used. For bath, WC,
kitchen concealed pipe line to be provided. From OHT to rooms outside
open line to be provided. (The fittings PAARY WARE BASIC MODEL to
be used and the closets(white) are parry ware to be used )

For Outer one coat white cement, one coat primer

All the works should be done with using of proper standard


men &materials, the building should be completed and handing over to
the client.

CLIENT)

CEMENT:

CEMENT USED IN SITE WILL BE OF CHETTINAD/ JSW/RAASIGOLD
