Type of Building:
B. CONCRETE WORKS
Concrete shall be deposited in its final position without
segregation re-handling or flowing. Placing shall be done
preferably with buggies, buckets or wheelbarrows. No
chutes will be allowed except to transfer concrete

D. STEEL WORKS
Reinforcing Bars:
1. Unless specified otherwise, all reinforcing bars shall be
deformed billet-steel bars in accordance with ASTM A615.
2. 16 mm rebars and larger shall be deformed hard grade fy =
414.00 MPa
3. 12 mm rebars and smaller shall be deformed intermediate
grade fy = 414.00 MPa
Structural Steel:
1. All structural steel, both angles and steel plates shall
conform to ASTM A36, fy = 414.0 MPa
2. Welding electrodes shall be E60 xx series.
3. Machine and anchor bolts shall conform to ASTM A-325.
Reinforcing Bars Splices:
1. For beams: All splices shall lap or extend a minimum of 40
diameter unless shown otherwise. vertical bars splice
location shall be staggered. for beams and girders splice
top bars at mid span, bottom bars at supports.
2. For columns: All splices shall be welded or lapped located
near the mid height level. no more than 50% of the total
number of main bars shall be spliced at any same level
location.
D. FORMWORKS
Formworks shall conform to the shape and dimensions of
the concrete as shown in the plans and shall be
substantially and sufficiency tight and fastened.
E. TINNERY
Roofing shall be of GI 26 long span, pre-painted, rib-type.
Ridge roll, flushing and gutter, when so required, shall be
GA 26 pre-painted as for manufacturer’s standard design
and size.

F. GENERAL FINISHES
Floors:
Ground Floor 60 x 60 cm tiles or equivalent
Comfort Room20 x 30 cm ceramic tiles or
equivalent for walls
Second Floor 60 x 60 cm tiles or equivalent
G. ELECTRICAL WORKS
All electrical installations to be undertaken herein shall
conform with the latest edition of the national electrical
code, rules, and regulations of the enforcing authority and
local power company.
Conduit runs shown on the plan are only schemes, actual
runs shall be done and determined in the field.
Panel board shall be flush mounted 1.40 m. above the
finished floor line.
All electrical materials and devices to be used herein must
be brand new and of approved type for location and
purpose.
The electrical installation to be undertaken herein must be

The direct and immediate supervision of a duly licensed
electrical engineer or master electrician.
Switches shall be flush mounted and located 8'' from the
edge of the door jamb to the center of the switch or 6''
from the edge of door jamb to the edge of the switch.
Convenience outlets should be 0.30m. above the finished
floor line.
Mounting Heights:

Panelboard 1.80 m.
Switches 1.40 m.
Switches 1.40 m.
Range/Ref 1.00 m.
Kilowatt/hr. meter 1.80 m.
Air Condition Unit 1.60 m.
H. PLUMBING WORKS
1. All plumbing works indicated herein shall meet the
provision of the Plumbing Code of the Philippines, the
National Plumbing Code, local city ordinance rules &
regulations.
2. All works shall be done under the direct supervision of a
licensed CE, MP and Architect
3. Install all fixtures & accessories in location directed in
accordance w/ manufacturer’s instructions, minimizing
pipe fittings.
4. All GI pipes, PVC pipes, & drainage pipes shall have a
minimum slope of 1 %.
5. Fixtures and accessories must be standard or equivalent.
6. All changes on pipe sizes on soil, waste, & drain line shall
be provided w/ reducing fitting or recesses reducer.
7. Cleats, plates, & anchor required to support fixtures rigidly
place.
8. Install plumbing fixtures free & open to afford easy access
for cleaning.
9. Protect items w/ approval means to maintain perfect
conditions, removed work damaged & replace w/ perfect
work w/o extra cost to the owner.
10. Provide correctly located opening of proper sizes where
required, in walls and floors for passage pipes.
11. All pipes shall be cut accurately to measurements &
worked into place w/o springing or force
12. Care shall be taken as not to weaken structural portion of
the building.
