Welcome to the Ranch! We are looking forward to hosting you and want to make sure you have a wonderful
time! In order to ensure you are able to find the location, access everything necessary, and know the property
rules, we have put together the below information:

● Prior to arrival we ask that the following Waiver be signed and returned. If you have any
questions, please let us know.

● PROPERTY ADDRESS:​ You can use the address to get to the general area of Desert Hot Springs
but we highly recommend following the directions below once getting off the freeway: 14250 Yerxa
Rd Desert Hot Springs, CA 92240.

○ DO NOT USE MAPS FROM YOUR CELL PHONE ​to get to the property, because if you put in

the property address it will route you to the top of the property where there is no access, and it
will take you 15-min to drive to the correct gate location, if you make this mistake.

○ DRIVING DIRECTIONS:​ Bubbling Wells Gate Entrance is at the cross street of San Gorgonio
Road & Yerxa Road. Take exit for Palm Drive toward Desert Hot Springs, turn right onto Dillon
Rd, turn left onto Bubbling Wells Rd, Bubbling Wells Rd turns right and becomes San Gorgonio
Rd, turn left onto Yerxa Rd, use Gate code to enter Property. ​Speed Limit on Property is
10MPH

○ GATE CODE: ​The gate code during your stay is:​ ​2233​ ​to access the property. Please DO NOT
GIVE OUT THE GATE CODE to anyone that is not with your party. We try to make the property
as private, hidden, safe and secure, therefore, should you have any food deliveries or guests,
we ask that you meet them at the gate and let them in.

● CHECK-IN TIME:​ Check-in time is​ 4pm​, however, upon request we are happy to provide you
access to the property early to enjoy the hot spring at Yerxa Town. ​Due to COVID, we are
requiring that the person who made the Reservation needs to take all Guests temperatures,
any Guest that has a temperature of 100 degrees or greater must leave the property
immediately. We have provided a thermometer for you to use within the home. We
appreciate your cooperation with this new safety policy.

● GUEST CHECK-IN LOCATION:​ After entering through the Bubbling Wells gate you will drive up
the gravel road, right after you see a split in the road, you will see a sign for ​Yerxa Town​ to your
left, please park in the parking lot to the right & proceed to the small western town, someone will
greet you in the Property Management Office for check-in.

○ Assuming you are checking in during office hours and daylight, you will be given a tour of
Yerxa Town (shared space), and then taken to our Sunset Villa.
○ If you arrive late and self-check-in, you come up the path & take a left at the fork in the road,
you will see the Sunset Villa on your right hand side (only two vehicles to park at the Villa),
you will park on the right under the trees. We try to make the property always look
aesthetically pleasing, therefore, we request that any extra vehicles always be parked
across from our check-in area at Yerxa Town (there is an area that holds 40 parking
spaces).
○ Access into the Villa: the main access door with the key code is on the south-side of the
property. The villa door is equipped with a digital keyless lock: ​Tap the “Yale” button then
2003 ​and the check mark​.
○ If you are unable to open the door, please call 760-289-5061 and a Team Member will
assist you.

● WASHER and DRYER: ​The washer/dryer are in the entryway of the Villa and are available for your
use.

● SAFETY: ​Fire extinguisher located under the kitchen sink area AND clearly labeled "Fire
Extinguisher".

● AIR CONDITIONING: ​Please keep A/C set at 78 degrees while enjoying your stay, lowering it
further may cause a freeze on the unit.

● WIFI Access: ​Network Name: BWR_Sunset & Password: welcome1

○ WIFI Issues, please call: 760-834-0231, when asked your location, you are in BWR_Sunset
Villa

● DAMAGED OR STOLEN HOUSEWARE ITEMS &/OR AMENITIES: ​Houseware items are supplied
as a courtesy and there is a set inventory that is left for every guest. Please do not take anything
from the guest house, should you bring any items to any other area of the property, you must return
it or you will be charged for it being missing. Should you damage something or something breaks,
please leave a note and/or email the property manager at: danielle@bubblingwellsoasis.com.

● SECURITY:​ If Bubbling Wells Ranch is alerted by our roving security company that there may be
more Guests than reserved or any issues at the Ranch, we will contact you immediately.

● Mineral Water Access:​ The Sunset Villa has access to our shared Yerxa Town (shared space).
You have access to a swimming hole & natural mineral water hot tub.
○ Bring water shoes for the swimming hole
○ NO GLASS​ near any of the ponds, swimming holes or soaking tubs. ​If glass is taken &
broken in these areas & we need to drain & clean them, there will be an additional $1500.00 fee
added to your reservation.

○ NO PEEING​ in any water features. We do test our water.

● Yerxa Town (shared space):​ This space is set up like an old western movie set, there are lots of
shaded areas with loungers to relax, games such as Horseshoes & Cornhole, Lounge area to
hangout with misting system, natural mineral water swimming hole (shared w/fish & turtles) & a
drain & fill natural mineral water hot tub.

● PETS: ​If you do decide to bring your pet. Animals need to be kept on a leash & with you at all times.
We do share our land with wildlife. You are responsible for cleaning up after your pet as well, this
means when your pet uses the bathroom outside,​ YOU are to clean it up. If you do not clean it
up & we are left to clean up after you,YOU will be charged a $250.00 fee.​ If you do have a pet
traveling with you, we will require a credit card to process a $100 additional Pet Cleaning Fee as
well as a $250.00 deposit, deposit is refundable after your stay as long as there are no issues. ​NO
ANIMALS ALLOWED IN ANY OF THE WATER FEATURES.

● LOCAL AREA RULES: ​Please refer to the ​Desert Hot Springs Good Neighbor​ Brochure link for
more details.

● CHECK OUT TIME & INSTRUCTIONS: ​Check Out is 11am on the day of departure. Upon
departing, please set AC to 88 during summer months & heater to 65 during winter months.

● TRASH & DEBRIS: ​In order to keep away pests and prevent a bad smell,​ all guests are required
to take out their trash when leaving the villa!​ Trash can is located ​on the side of the home.

● FOOD, FOOD, FOOD: ​We are often told by guests that once they get to the Ranch they don’t want
to leave (although they planned to go out for dinner), as the energy vortex provides a nice calming
euphoric feeling once on property. The Villa has a full-size refrigerator and cooking capabilities and
there are not great options for food under about 9-miles. We highly recommend that you bring lots
of snacks or plan meals, unless you are planning on going out in Palm Springs.

● COVID 19 Response:

○ We ask that the primary Guest take a temperature of all Guests upon check-in to ensure the
safety of all, a thermometer is provided in each home. Any guests with readings of 100 degrees
or higher will be asked to leave the Property.

○ Masks:​ All guests are expected to wear masks when in shared spaces; if you forgot your own
mask, we will have them available upon request.

○ The Soaking Ponds/water spaces ​are open with some limitations. We politely request that all
guests abide by the following usage standards: Please respect social distancing guidelines both
in and out of the Soaking ponds. Outdoor furniture will be placed to abide by social distancing
rules, and we ask that guests refrain from moving furniture around. The towels in the guest
homes are intended for water usage. Please note that according to the latest information from
the CDC: “There is no evidence that the virus that causes COVID-19 can be spread to people
through the water in pools, hot tubs, or water playgrounds. Additionally, proper operation of
these aquatic venues and disinfection of the water (with chlorine or bromine) should inactivate

○ Yerxa Town/Outdoor Activities:​ Bubbling Wells Ranch is fortunate enough to be spread out
over several acres that allow for ample social distancing. The grounds are fully open for you to
use at your leisure. We kindly ask that you respect social distancing and cleanliness at all times.

IMPORTANT: ​The desert is often visited by​ coyotes, snakes, scorpions, black windows​, and many pests
and flying bugs. We highly recommend keeping all doors and windows closed at ALL times and wearing closed
toed shoes on the trails and sandals everywhere else –don't go barefoot.
