CDC/CC approval.
CONTRACT PRICE $ NOTE: The contract price may increase in accordance with the terms of
this contract. This is because not all costs can be absolutely determined at the outset. LAKSH
Homes has made reasonable estimates given known conditions at the material time.

1.3 Under slab Piering and pump hire up to 130 LM. Note: Piering is subject to Included
ground conditions and the exact depth is unknown. Piering in excess of 130 LM
will be charged at a rate of $90 per LM.
Drop edge beams charged at $500plm
1.5 Electrical Underground Mains to meter box point on house and the supply. Included
Authority fees, and Telstra conduit run in.
Note: Electrical run allowance – 6m
1.6 Underground water service to house from existing water Mains/near side Included
water.
Note: water service run allowance – 6m
1.7 Gas connection from the dwelling to the mains – this is to be arranged by the Included
owner (Owner to pay for the connection charges)
1.8 Remove excess Soil from excavation and underground Services. Included
Excess soil disposal will cost $650 (Allowance of 4 single truck)
1.11 Provide equal Cut & Fill (Up to 500 mm) Included
As per the structural plan

2.1 Frames and trusses Included
Aluminum doors/windows as per plan and basix (6mm standard and adjust as
per the basix) – glass thickness to be as per Australian standards with clear glass
and glazing to bathrooms.

All windows and external doors to have locks & be keyed
Stacker door to be included as per the plan
Aluminum Fly screen included for all doors and mesh for windows (Laksh

Driveway as per the plan and stenciled or plain as chosen by owners. Color to be
chosen by the owner. Other concreting and pathways are excluded from this
price.

Render finish letter box to be fixed in the brick post next to the driveway
3.2 Sediment control Fencing including Trade waste receptacle in accordance with Included
the Environmental Protection Authority EPA requirements.
5.3 Public liability insurance, Homeowner warranty (HOW) insurance and Workers Included
compensation insurance
EXCLUSION
6.1 Pathways apart from front driveway. Other concreting can be at a rate of Excluded
$130 per square meter.
6.2 Piering – piers will be as per the engineer’s specification. The depth of each Excluded
pier will be decided on site over and above 130 LM allowed in the quote
above
6.4 Gas connection from the dwelling to the mains is not included. As there is gas Excluded
already on site – owner to arrange and pay for a new meter to be connected.
6.5 Steps and /or landings to external doorways, should they be required are to Excluded
be completed by the owner after handover except the items shown in the
plan.
6.8 Road opening fees paid to the councils – Traffic management plan to be N/A
completed
6.11 Connection of services outside the boundaries of land, driveways and paths Excluded
6.13 Any fees to alter the existing plans or make new plans – within reasonable Excluded
means.
6.16 Removal of any trees and existing underground pipes. (Arborist report to be N/A
organized if requested by council)
6.17 Any displays like TV units, Study nook, joinery etc Excluded
