DEED OF AGREEMENT

BETWEEN

SRI. SAYAN DEBBARMA, S/O. NIRANJAN DEBBARMA, resident of North Banamalipur, Bhagaban
Thakur Chowmuhani, Agartala, West Tripura, by faith- Hindu, by occupation- Business, a citizen of
India (herein called 1st party/ Land owner).

NIRMAAN CONSTRUCTION SERVICES, a construction firm of India, GSTIN: 16AAPFN9356B1Z0, PAN:

AAPFN9356B, TRADE LICENCE NO. 3/18/343, Mathchowmuhani Bazar, Agartala, P.S East Agartala,
West Tripura (Herein called the second party/Builder).

Whereas the 1st party is the owner of the land measuring ………… sqft of mouja ………………………,
khatian number ………….., Tehsil ……………….., comprises Hal daag no. …………., holding number .
…………………, house number ……………………., ward number ……………, under Agartala Municipal
Corporation, and the 1st party is willing to construct an building (double storied R.C.C residential).
And the 2nd party as a proprietor of Nirmaan Construction Services, is the builder and is willing to
construct the same above with mutual understanding with the 1 st party on the following terms and
conditions:

1. 1st party agrees upon to pay for the costs of construction of Rs. 2400.00/- (Rupees Two
thousand and four hundred) only per sq.ft. of roof to the 2 nd party.
2. Separate measurement will be taken for roof of mumpty level, roof of either of two
underground tanks which will have the larger area.
3. Works will be executed after getting proper approval from AMC and after proper survey of
land and planning.
4. Survey of land, Building front Elevation etc. are included in the same amount charged.
5. List of materials to be used:
a. CEMENT: OPC GRADE 43 for superstructure and PPC for underground works. Dalmia
or Star antirust or Crown.
b. SAND: Fresh River Sand (Zone 3 to Zone 4)
c. STONE: High quality black stone (passing IS 20mm sieve )
d. TMT BAR: TATA or SAIL or SRMB
e. BRICKS: First Class Bricks
f. PAINT: Asian Paints or Berger
g. Plumbing: High quality UPVC pipes and Best quality fittings (jaquar or Parryware)
h. Electrical: Wiring of KEI or Finolex or equivalent; lights: Orient or Havells, Fan: Havells
or Crompton Greaves.
i. Tiles: 2X2 size of Kajaria or Johnson for all rooms, chequered tiles in
parking(150sq.ft.) and skid proof tiles for bathroom of same brand or equivalent.
j. Doors and Windows: Entrance door: Segun Wood with design (if any); Internal doors:
Segun wood; Bathroom doors: PVC door. All windows of Aluminium Glazed windows.
k. Grill for doors and windows: Iron security Grill for all windows and entrance.
