FOUNDATION: Reinforced cement concrete structure. (As per Structural design

SUPERSTRUCTURE: Light weight red brick or equal, thickness as per Final architectural Plan.

WALLS: All outer walls shall be 9”/4-1/2 inch thick and inner walls 4-1/2 inch
thick with red brick light weight or equal. Brick laying will be in CM
1:8.

PLASTERING: External and internal, two coats plastering in cement Mortar 1:8

FALSE CEILING: Medium design in bed rooms, hall, (Gypsum Saint Gobin board). Light
Fixtures to be provided by owner/client/client engineer.

MAIN DOOR: Main Door are in African teak wood of size (7 feet height) with teak
shutter of polish finish fixed with brass coated hardware. Size 3.5ft x
7ft.

INTERNAL DOORS: African teak frame (3”x4”) with flush/veneered/molded door shutters of
size 3’-6” x 7’-0” with standard fitting. For bathroom molded pressed
doors. All internal doors including bathroom doors and balcony/utility
doors to be of 180 inr/Sft rang. Design as approved by owner/client.

WINDOWS: Aluminum widows-3 track with aluminum mesh and M.S.Safety Grill.
Sizes and shapes as per Final Architectural drawings.

PAINTING: Internal smooth putty (Birla Putty/JK) finish with two coats of acrylic
Asian paint. Color to be approved by owner/client/client engineer.

External textured./Smooth finish with two coats of exterior paint.(OBD

Asian paint). Main door/frame polish Glossy or Matt Polish ( Asian).
Internal door/frames Enamel Paint ( Asian).

FLOORING: Living, drawing rooms and bed room double charged 2x2 vitrified floor
tiles with skirting of 45 to 50 inr/sft range , Bathroom: Anti-skid ceramic
tiles. Bathroom Tiles to be approved by the owner/client. Bath room
Tiles cost upto 35/- Rs/Sft.

KITCHEN: Granite platform (100 inr/sft) with full round molding and S.S. Sink,
Municipal and bore water connection, ceramic tiles above platform upto
2ft height of 30 -35 inr/sft range. (Sanitary fitting Gujrat/Gravity make).

TOILETS: Glazed ceramic tiles upto door level, EWC/Western with flush tank
wash basin, wall mixer, provision for geyser connection. (Sanitary
fitting gravity/Gujrat make). All fittings of good quality upto 25,000/-
for each bathroom. Cost of final fittings included are shown below. Any
item not mentioned below is not included in 25,000/- cost. Wall Tiles
cost upto 35/- Rs/Sft.

PLUMBING WORKS: Toilet will be provided with Indian WC. or Western Kamod as per
architectural drawings and shower area and walls with ceramic glazed
tiles with Anti-skid floor tile dadoing upto door level. Hot and cold wall
Mixer with shower and wash basin. Geyser provision will be provided.
All internal connections will be of ½” excellent quality CPVC pipes of
Ashirwad/Prince make and drainage of SWG pipes with required
chambers. Tiles design rate 35 per Sft.

GROUND FLOOR: Supply & Installation of Checker tiles with PCC 4" thk. will provided
for Stilt floor parking area. Rate 30 rupees per Sqft. Parking tiles
flooring, Under Ground Sump (10,000), M.S. Steel gates 150 Kg..
