SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, MA. TRISHA N. RAMENTO, Filipino, of legal age,

single, and residing at #337 Sta.Cruz, Sto.Tomas City,
Batangas, do hereby appoint, name, and constitute
HANNABETH MARA C. EMPASE, Filipino, also of legal
age, single, and residing at #525 Taysan, San Jose,
Batangas, to be my true and lawful attorney-in-fact, for
me and in my name, place, and stead to do and perform
the following acts, to wit:

1. To purchase a beach front real estate property, or

properties in Locloc, Bauan, Batangas in an
amount acceptable to her;

2. To sign and/or execute in any deed of conveyance

to effect the sale of the property in my/our names,
upon the perfection of the sale, or on the date to
be agreed upon by her and the would-be seller.
Provided, the said date to be agreed upon by her
and the seller shall not be beyond March 26, 2024.

3. To make payments, sign, execute, deliver or

receive any documents in relation to the purchase
of real estate property on the same date of delivery
or on the date to be agreed upon by her and the
would-be seller. Provided, the said date to be
agreed upon by her and the purchaser shall not be
beyond April 11, 2024.

4. To execute a deed of absolute sale with the would-

be seller, whoever he may be, on and in my behalf,
and to appear, with the would-be seller and two (2)
witnesses of legal age, before a notary public, and
have the said deed acknowledged before the said
notary public, and to pay for the cost of
notarization.

5. To give, one copy to the would-be seller of the said

notarized deed of absolute sale, one copy to the
notary public, if the latter so demands, and to
bring one copy for me.
 HEREBY GIVING and GRANTING these special
powers to my lawful attorney-in-fact hereinabove
mentioned to do and perform all the necessary acts which
I could have lawfully done if present and hereby ratifying
and confirming all that my said Attorney-in-Fact shall
lawfully or case to be done by virtue of these present.
